I feel you should know the truth. The truth about home inspections is that they are not the definitive answer to really anything.
Before you kill me, I’ll explain. A home inspection is very similar to getting a physical done. Say you go into your family Doctor’s office, they will look into your ears, your eyes, tap your knee with their little hammer, probably poke around a little, and they listen to your heart and lungs. They walk out and a few moments later return with their “report”. Here is where they drop the news, you need to see a specialist. Maybe it’s a cardiologist, orthopedists or, if you’re a little unlucky, the proctologist. They might tell you things like stop eating bacon, (which you’re not going to do) or to stretch every day. The truth is the Doctor is referring you to a specialist, because he isn’t one. They are a generalist.
When performing a home inspection the Inspector is crawling around your beautiful new home, turning knobs, shaking posts and poking around odd places with a flashlight they are evaluating your need for a specialist. They are conducting a physical, so to speak on your home. Sometimes the cure is as simple as a little DIY or maybe your house needs a respiratory therapist (HVAC), the worst case, you need a foundation specialist. Although the truth is a lot of homes don’t need one. We may tell you general things like this area of decay is due to leaks in the roof, and often we can even tell you were about those leaks are coming from. We can give you tips and suggestion on systems and their performance. But ultimately you might need a specialist.
